The property market has kicked off 2025 with a bang, as the number of homes listed for sale has surged by 25,837 to a total of 427,200 in just one week, according to hybrid estate agency Yopa.
They agency conducted an analysis of current market trends, focusing on property listings across England and identifying areas with the most significant increases in stock levels. Findings showed that Bristol has experienced the largest growth in listings, with a 12.3% rise in the number of homes hitting the market. Merseyside and Norfolk have also seen notable increases of 9.4% each.
Several counties have shown robust selling activity, including:
- West Sussex (+9%)
- Essex (+8.6%)
- Bedfordshire (+8.6%)
- Surrey (+8.6%)
- Hertfordshire (+8.5%)
- East Sussex (+8.3%)
- Hampshire (+8.2%)
In contrast, London’s property market has seen a more modest rise, with sales stock increasing by just 2.3% in the City of London. Cornwall (+3.3%) and Cumbria (+3.6%) also recorded relatively smaller gains.
Yopa CEO Verona Frankish commented:
“A new year often brings a wave of new homes to the market, as sellers emerge from their festive retreats ready to move forward with plans for the year ahead.
“It’s no surprise that thousands of properties have already been listed this year, though market activity has varied by region. With another Stamp Duty deadline on the horizon, we expect the property market to remain extremely busy over the coming months.
“Sellers looking to capitalize on this heightened activity should act quickly to make the most of the current momentum.”
With the growth in the number of homes for sale, brings increased chance of buyers withdrawing from a sale. Sinclair Taylor specialises in identifying lost revenue that estate agencies incur when a property that they have marketed is withdrawn from the market but goes on to sell in a private sale to a buyer that they introduced. Our withdrawn monitoring service confirms if there are fees due to estate agencies that have experienced this, and collects any sales commission owed to them.
