Estate Agents

Overview

For over 25 years, we have been partnering with the UK’s leading high street and online estate agencies, providing a range of services to help them improve efficiency and profitability.

For many agents, we work behind the scenes monitoring any properties withdrawn from their listings and should one of these move to completed sale, we will advise if the buyer was introduced by the agent and if fees are due to the agent. It is then entirely down to our clients if they would like us to recover the commission – on a no collect, no fee basis.

We have a wealth of experience of working with estate agents, enabling us to deliver bespoke solutions to improve revenues and productivity.

Missed sales fees

Research shows that estate agents lose millions in lost fees each year, with a high proportion of properties withdrawn from the housing market by the seller, rather than sold.  But did you know that almost 10% of withdrawn properties go on to sell to buyers where the vendor/buyer introduction was initially made by the estate agency?

Sinclair Taylor is trusted by leading UK estate agents to identify any lost fees that they may be owed and collect them on their behalf – ethically and efficiently. Our services are delivered on a no collect, no fee basis and our processes are straightforward, requiring very little administration from our clients.

If you have a hunch that a property has sold privately, get in touch and we can investigate, and if we identify a private sale to one of your buyers, we will talk you through your options for recovery – there is no obligation to move to collections at this stage.

Many of our clients regularly provide us with a list of all withdrawn properties (or we can extract this data via our Reapit API) and our team will advise which withdrawn properties go onto sell and identify who the buyers are. If there is a match, and with your authorisation, Sinclair Taylor will work to recover the unpaid fees on your behalf, with little fuss but maximum results.

How it works & monitoring

We offer a free monitoring service to proactively identify when a property has been sold, after being withdrawn from your agency, and who the buyer was. Frustratingly for agents, we find that the buyer was often introduced to the vendor by the agent – before moving to a private sale between the parties to avoid any agency fees. In almost all cases, we find that fees are rightly due, and can take a look at any agreements and advise on next steps. Collection isn’t obligatory but will confirm the hunch that most agents have when private sales happen.

Many agents that come to us aren’t even aware that they are due sales fees – and we have instances where we have recovered over £300,000 in missed sales fees for one of our clients.

How it works

Getting started is very straightforward; simply send us your agency’s withdrawn property listings (or allow Sinclair Taylor’s API to access your Reapit software, if you use this platform already) and our team will advise which withdrawn properties go onto sell and identify who the buyers are. If there is a match, and with your authorisation, Sinclair Taylor will work to recover the unpaid fees on your behalf – on a no collection, no fee basis – with little fuss, but maximum results.

Invoiced debt

Whilst the origins of our expertise are rooted in the property sector and debt recovery, our collection methods can be applied to any industry or sector, so we can help with any type of debts that you may have.

All our B2B and B2C pre-legal recovery modules are delivered on a no collection, no fee basis and our processes are bespoke to your needs but can include letters, outbound telephone, SMS to encourage engagement with the account holder and emails. We will work with you to agree the best approach for your specific industry and recommend if any of our ancillary products such as trace or litigation, would benefit you.

We can also help you manage your accounts receivables moving forwards with branded services such as our reminder letters or white labelled credit control.
